The western Algarve, located between Portimão and Sagres, is slightly less demanded than central Algarve and therefore experiences better porperty prices. The recent opening of the “Via do Infante” highway has opened up this area to a more active real estate market. Westernmost Sagres being now less then 90 minutes away from Faro's international airport has resulted in a big increase of high quality developments especially around Lagos and Praia da Luz.

Real estate prices are currently more or less 30 % cheaper than Central Algarve, the further west you go, the cheaper are the properties. An apartment in a condominium offering a number of on-site amenities such as swimming pool, gym, bars, restaurants and shops can be bought for less than 200.000 € and a 4 bedroom detached villa for around 500.000€ . Development is still restricted in other parts of western Algarve making this area an ideal place for those looking to purchase in quieter and less populated resorts.

Lagos is one of the most attractive southern towns, popular for its tourism developments and restaurants. A fine new marina welcomes boats sailing in from the Atlantic and provides a pleasant attraction for tourists. Lagos is also renowned for its unspoiled beaches, the most famous of which being Praia de Dona Ana. A total of 8 top quality golf courses are within 25 km.

As a coastal resort, property is naturally more expensive than inland areas but is still considered one of the most affordable of the Algarve’s coastline. Furthermore, there is a wide range of property for sale in and around Lagos, including villas, beach apartments and townhouse complexs. There is a great demand for second home in Lagos and this is a strong market for holiday rentals. A two bedroom house averages €280.000 while a two bedroom apartment starts at €130.000.

Praia da Luz is a fishing port 5 km from Lagos nestled between cliffs, which, in spite of being an important tourist centre, managed to keep its traditional and typical character. The village features quiet sandy beaches ideal for water sport, delightful restaurants and a number of bars and cafes.

Due to the size of the village, properties are scarse thus quite expensive. New villas are selling for around €600.000 and a two bedroom house will sell for an average of €280.000 while a two bedroom apartment can be found for €175.000.

Sagres is renowned as the wild and windy southwest point of mainland Portugal. Even being a bit cooler and windier than other parts of the Algarve, this is a popular area where many second-home buyers can find interesting properties to purchase. The town is a blend of new whitewashed villas and traditional fisherman houses. Around Sagres and near the “São Vicente” cape, the landscape and coastline are quite impressive featuring beautiful cliffs scenery.

Sagres has also benefited from the construction of the western part of the “Via do Infante” highway which has opened up the property market in this region. Even if the area lacks some glamour compared to other region from Algarve, it is a quiet and charming place. Prices vary greatly depending of the type of properties but an average 2 bedroom-house can be purchased for around €270.000. Sagres has also a strong rental market especially during summer.
